Many people dream of owning a little quaint cottage that they can call their own.
And if that's you, then we may know a property that you'd be interested in.
The little house in Snowdonia, Wales, is located in the tiny hamlet of Pant Glas, on the road from Porthmadog to Caernarfon.
This means it's well-placed to visit either of these attractive coastal towns and also has marvellous views.
However, if you like a home with lots of space, then this one may not be for you.
That's because this cottage based in Snowdonia is so tiny it doesn't even have a toilet inside, according to Wales Online.
Despite this, the lounge, which you walk straight into, easily accommodates a two-seater sofa and armchair and even a wall cupboard and classic Welsh dresser.
However, the room classed by the estate agent as a bedroom, which next to the lounge, is rather snug.
It makes sense that the bed in here appears to be a folding one, as when sleep is done, halving the bed size to create more space in the day to use the room for dressing is helpful.
The estate agent has labelled the rear room behind the bedroom as a larder, and this space can currently offer a sink, fridge and some storage but the water feed is not currently connected.
Meanwhile, a garden gate opens into a front garden that could easily welcome a bistro table or deckchair to the space as a very tempting way to enjoy the expansive view ahead of the cottage.
There's also a rear garden to explore, which is a good-sized courtyard. This comes with a handy garden shed for storage of all the tools and paint pots the new owner is likely to be bringing to the cottage to update it.
However, open the door and there's not too much storage space to play with, as this garden shed is a unique one – it houses the property's only toilet.
With no shower or bath, and no indoor toilet facilities, along with a tiny kitchen and bedroom, this property sale is highly likely to be a cash-only purchase due to challenges on raising a mortgage.
With space in the rear garden, maybe the cottage could be extended into the garden to create a larger kitchen, bedroom and install a shower room, with some clever design to maximise any additions to the floorplan.
The proposed price of the cottage is very reasonable with a guide price of £35,000 – which some would spend on a car – so it's perfect for those looking for that first rung on the property ladder. The house is going to informal tender for the guide price, but obviously could go for more.
The estate agent describes the cottage as in need of complete renovation so there's work to be done here obviously, so it seems like the perfect time to consider maximising the cottage's layout potential, as well as modernising the electrics, plumbing, heating and windows.
Inside, If building regulations and planning allow, the new owners could explore the possibility of making the inside a totally open-plan space and with the loft area not currently being used, they could this space up too and maybe installing a crog-loft mezzanine.
It's not detailer whether the cottage is listed so it's unlikely, but checking with the agent and making your own investigations is important, as any changes then would need listed building consent.
The cottage is being sold by estate agent Bob Parry, who state that the property is to be sold by informal tender and all tenders must be submitted in writing to their Caernarfon office no later than noon on Friday, November 12.
